A triplex penthouse in San Juan, Puerto Rico, sold for $13.4 million, setting a new record for the city.
The three-bedroom penthouse, sold in late August, is located on top of the 18-floor Peninsula condo building on Ashford Avenue in the Condado neighborhood, overlooking the Condado Lagoon. Spanning 9,421 square feet, it features over 3,000 square feet of outdoor space, including a rooftop terrace with a zero-edge pool and 360-degree views of the bay, ocean, and old San Juan.
Rob Hirt, CEO of Mortgage Bank LendUS, bought the property for $7.2 million in 2020. The recent sale marks an 86% price increase in four years, setting a new record for price-per-square-foot on the island, according to Oriana Juvelier of One Sotheby’s Puerto Rico, who represented both the seller and buyer.
“This is a significant milestone,” Juvelier said. “It raises the bar for luxury properties in Condado.”
Previously, top-tier buyers in Puerto Rico were mostly drawn to the gated resorts in Dorado Beach, but this sale shows growing interest in neighborhoods like Condado, Juvelier added.
The Peninsula is the newest condo in San Juan, with more developments planned in the coming years. Hirt spent two years designing the penthouse’s interiors, working with local designer Fernando Rodriguez and Miami-based teams. Custom features include Italian kitchens, sound systems, blond herringbone floors, and limestone stairs.
The sound system, costing nearly $1 million, features noise-canceling technology with speakers hidden in the walls.
The rooftop boasts two terraces—one with a pergola, outdoor bar, kitchen, and wood-burning pizza oven, and the other with a pool and outdoor shower. The penthouse also offers views of a marina and private airport.
